Investpeer follows a co-investment, co-development model, not a traditional builder-buyer model. We invest 30% of the project capital ourselves, alongside peer investors, and therefore price units near cost-to-development, instead of embedding large speculative margins upfront.

This pricing reflects:

Investpeer’s earnings are clearly defined and transparent. We do not rely on inflating unit prices.
Investpeer earns through:
Long-term asset participation Investpeer invests 30% of the project capital as a principal co-investor. Returns from this portion come from:

Normal construction and execution margin
On the remaining 70% peer-invested portion, Investpeer earns a reasonable construction and execution margin similar to a professional construction company. This margin is already built into the near cost-to-development pricing. There is no hidden or speculative margin loading.

By standardizing design principles, procurement, and execution workflows, Investpeer reduces time and cost overruns. These efficiencies support sustainability without increasing investor prices.

The ₹1 lakh is a commitment amount, not a booking amount.
It confirms serious intent and enables structured planning.
Investor protections:

* Maximum commitment window: 6 months
* If the project does not achieve 80% pre-funding within 6 months, the investor may:
Withdraw fully and receive a 100% refund, or
Shift the commitment to another prospered Investpeer project

The ₹1 lakh amount is forfeited only if:
* The project successfully reaches 80% pre-funding within 6 months, and
The investor chooses to drop out, or
The investor fails to arrange the committed funds

This ensures fairness to both the project and serious peers.
Once 80% funding is achieved:
* Land acquisition is executed
* FAR and statutory approvals are locked
* Project configuration is finalized
* Construction begins

At this stage:
* The project is considered prospered
* Commitments convert into binding participation
* Unit selection priority is assigned
This risk is fully borne by Investpeer, not peer investors.
Once 80% funding is achieved, Investpeer takes complete responsibility for arranging the remaining 20% funding. This may be arranged through Investpeer’s own capital, external investors, or loans or structured financing.
All such funding is raised on Investpeer’s own balance sheet and liability. Peer investors are not impacted by this shortfall.
